Zanklon Capital acquires for €128 million the IFAD HQ in Rome, Italy

London - March 14, 2022Zanklon Capital, the independent pan-European real estate investment management firm and its investor Investcorp, a leading global manager of alternative investment products, have completed for €128 million the acquisition of Via Paolo di Dono 44, an office located in Rome.

The Property is 100% occupied under a long-term lease by the International Fund for Agricultural Development (IFAD), a United Nations agency dedicated to eradicating poverty and hunger in rural areas of developing countries. The Property was built in 2008 to accommodate IFAD, which has been based in Rome since its formation in 1977.

The single-let, Class A office property comprises 32,200 sq. m. of gross lettable office space and 174 internal and external parking spaces. It is LEED Platinum Certified, the highest possible certification established by the U.S. Green Building Council, and one of very few buildings in Rome to receive the certification.

This acquisition demonstrate Zanklon Capital’s ability to source high-quality investment opportunities in core European markets.

Three Stars Capital Partners acted as debt advisor on behalf of the buyer. The property has been sold by a fund fully subscribed by Goldman Sachs and managed by Prelios SGR.

Clifford Chance advised Prelios SGR for legal, administrative and tax aspects and Dils acted as mandated sale agent. Castello SGR will manage the new fund incorporated to acquire the asset and Greenberg Traurig provided advisory for legal and administrative aspects.
